Overview

Our team carried out internal strip-out works for ROM Construction at the Kido project in New Malden, preparing the existing building for refurbishment across three floors.

The package covered existing office partitions, suspended ceilings, floor finishes, kitchens, WC facilities and redundant building services within the agreed scope.

The work

The removals varied between floors, with the work planned around the existing layout and the elements identified to remain.

  • Glazed and plasterboard partitions, associated doors and frames.
  • Selected masonry removals and openings within the agreed scope.
  • Suspended ceiling tiles and grids.
  • Carpet tiles, identified vinyl flooring and ground-floor tiled finishes.
  • Kitchen units, worktops, sanitaryware and WC fittings.
  • Redundant radiators, pipework, lighting, cabling and containment following the required service isolations.
  • Collection and removal of materials arising from the strip-out.

Managing a three-floor package

Working across the ground, first and second floors required planning for the movement of removed materials from the working areas to the collection points.

Clear removal boundaries were important. Where the ceiling scope covered the suspended tiles and grid, the plasterboard ceiling above was identified to remain. Follow-on removals also included remaining ceiling fixings and an additional downstairs WC area.

Documented waste and metal recycling

The project waste report records 20.896 tonnes of material transferred across 12 waste and recycling tickets for the period 16 June to 2 July 2026.

Within those records, 3.316 tonnes of metal were sent to specialist metal recycling. Plasterboard and inert rubble were recorded as separate material streams alongside mixed construction and demolition waste.

These figures cover the supplied records for that period, rather than every project visit. They do not represent a verified recovery percentage for the mixed waste.

The result

The strip-out removed the existing internal fit-out within the agreed areas, supporting ROM Construction’s next stage of refurbishment. Waste transfer and metal recycling records were brought together in a project report, giving the client a documented account of the recorded material movements.
