Project Overview

Site Service Regions / Site Service London were appointed by ROM Construction to carry out a soft strip-out package at Kiddos, New Malden.

The project involved works across the ground floor, first floor and second floor, taking the building back to a safe shell condition ready for follow-on refurbishment trades.

The works were completed within a tight three-week programme, with waste managed through agreed routes down to the loading bay.

Scope of Works

/Glazed and plasterboard partitions
/Designated brick and block walls
/Suspended ceiling grid and mineral fibre tiles
/Carpet tiles, vinyl flooring and tiled floor areas
/Doors, frames, skirting boards and blinds
/Kitchen / tea point areas
/Male and female WC facilities — cubicles, sanitaryware, wall tiles and flooring
/Radiators, pipework, comms cabinets, data cabling and perimeter trunking after isolation
/Redundant lighting, cabling and boards following isolation
/Redundant gas pipework
/Stairlift removal
/External AC units, pipework, traywork, alarm cabling, CCTV and signage

Key Challenges

Works spanned three floors with waste manually moved down stairs to the loading bay, requiring careful planning, clear waste routes and disciplined housekeeping throughout.

Delivery took place during a period of hot weather, so supervision, operative welfare, manual handling and safe working practices had to be closely managed each day.

Health, Safety & Planning

Before works started, all operatives were briefed on the project RAMS, site rules and agreed method of works. Key controls included:

/Service isolation confirmation before removals
/Daily briefings and supervision
/Exclusion zones and warning signage where required
/Dust control and PPE
/Manual handling controls
/Waste segregation and safe removal routes
/Coordination with ROM Construction and other trades

Waste Management

Waste was segregated wherever practicable, including metal, timber, plasterboard and general waste streams.

Materials were reduced into manageable sections, transferred safely to the loading area and removed using licensed waste carriers.

Waste documentation was maintained throughout the project.

Outcome

The works were completed within the agreed programme and the building was left stripped, cleared and ready for follow-on trades.

The project shows SSL / SSR delivering multi-floor commercial strip-out works where access and waste removal routes needed close control.
